Your Summer Home Prep Checklist: Small Tweaks, Big Savings
By Team NestMade | May 2026 | 5 min read
May in Southern California means one thing is coming fast: heat. Before the temperature climbs and your AC kicks into overdrive, taking a weekend to prepare your home can save you hundreds of dollars on energy bills and help protect your property’s long-term value. The good news? Most of this checklist costs very little and takes no more than a few hours.
1. Replace Your HVAC Filter
This is the single easiest thing you can do. A clogged or dirty HVAC filter forces your system to work harder, which drives up energy costs and shortens the life of the equipment. Filters should be replaced every one to three months depending on usage, but many homeowners go far longer without a swap. Pick up a high-efficiency filter at any hardware store and make it a seasonal habit.
2. Check and Seal Your Window Seals
Windows are one of the biggest sources of energy loss in a home. According to the U.S. Department of Energy, windows account for 25 to 30 percent of residential heating and cooling energy use. Aging caulk and worn weatherstripping allow conditioned air to escape and hot outdoor air to sneak in.
A quick DIY test: hold a lit candle near your window edges. If the flame flickers, you have a leak. Recaulking around frames and replacing worn weatherstripping are inexpensive fixes that make an immediate difference.
3. Set Your Ceiling Fans to Counterclockwise
Ceiling fans have a direction switch, and in the summer months, blades should spin counterclockwise when viewed from below. This creates a downdraft that produces a wind chill effect, making a room feel several degrees cooler without touching the thermostat.
4. Clear and Check Your AC Condenser Unit
Head outside and take a look at your condenser unit. Make sure there is at least two feet of clearance around it and that it is free of debris, leaves, and overgrown plants. A blocked condenser cannot exhaust heat efficiently. Spray it down gently with a garden hose to remove dust buildup before the heavy-use season begins.
5. Test Your Smoke and Carbon Monoxide Detectors
Summer is prime time for grilling, fire pits, and increased electrical usage from window units and fans. Take five minutes to test every detector in your home and replace batteries as needed. It is a simple step that too many homeowners skip.
6. Flush Your Water Heater
Sediment builds up in water heaters over time, reducing efficiency and shortening the unit’s lifespan. A quick flush takes about 30 minutes and can improve performance noticeably. If your water heater is more than 10 years old, it may be worth having a professional assess it before summer.
7. Inspect Your Roof and Gutters
Before the summer heat bakes everything into place, take a look at your roof from the ground and clear out your gutters. Debris-clogged gutters can cause water damage during unexpected summer storms. If you see any curling or missing shingles, addressing them early is far less expensive than waiting for a leak to develop.
8. Consider Window Film or Solar Shades
If full window replacement is not in the budget, window film is a cost-effective upgrade. Quality window film can reject a significant amount of solar heat and can pay for itself in just two to three years through reduced cooling costs. It is especially effective on west and south-facing windows that take the brunt of afternoon sun in SoCal.
Why This Matters for Your Home’s Value
Beyond comfort and utility savings, a well-maintained home holds its value better. Buyers and appraisers notice deferred maintenance, and small issues left unaddressed can snowball into costly repairs. Think of this checklist not just as a way to stay cool this summer, but as an investment in your home’s long-term performance and market value.
