Benson Pang spent his early career as a civil engineer, building things that had to hold up under pressure. When he moved into mortgage lending, he brought the same mindset with him. Look at the whole structure. Check the math. Explain it plainly.

He founded NestMade in 2017 on a simple idea: families make better decisions when someone takes the time to explain the process instead of rushing them through it.

What does a mortgage broker do that a bank does not?

A bank can only offer you its own loan products. A mortgage broker shops multiple lenders on your behalf and brings you the options you actually qualify for. That matters most when your situation is not a perfect fit for one lender’s box, for example if you are self employed, buying an investment property, or using a down payment assistance program. As a broker, NestMade works with many lenders across California and Colorado, so the search happens on our side instead of yours.

How much do I need for a down payment in California?

Less than most buyers expect. Twenty percent is a common assumption, but it is not a requirement for most loan types. Several conventional programs allow a low down payment for qualified buyers, FHA and VA loans have their own requirements, and California offers down payment assistance programs for those who qualify. The right number depends on the loan type, the property, and your credit and income profile. We walk through the options with you before you start shopping.

What is a DSCR loan?

A DSCR loan qualifies an investment property based on the income the property generates rather than on your personal income. DSCR stands for debt service coverage ratio, which compares the property’s rental income to its loan payment. Because qualification leans on the property instead of tax returns and pay stubs, DSCR loans are often used by real estate investors who are building a portfolio or who are self employed. Terms and requirements vary by lender.

Can I get a mortgage if I am self employed?

Yes. Self employed borrowers have several paths, including conventional loans using tax returns, bank statement loans that qualify you on deposits rather than tax returns, profit and loss based programs, and 1099 income programs. These are often called non-QM loans. The right fit depends on how your income shows up on paper. This is one of the most common situations where working with a broker helps, because lenders treat self employed income very differently from one another.
