How a Rate Buydown Can Lower Your Payment
With rates drifting higher through late summer, a rate buydown is one of the more useful tools for easing your monthly payment. It is not right for everyone, but in the right situation it can make a meaningful difference. Here is how it works and how to tell if it fits your plans.
What a rate buydown is
A buydown means paying an upfront cost to reduce your interest rate, either for the first few years of the loan or for its full term. That lower rate translates into a lower monthly payment. The key questions are always the same: how much does it cost, how much does it save, and how long will you be in the home to enjoy the savings.
Temporary buydowns
A temporary buydown, such as a 2-1 or 1-0 structure, lowers your rate for the first year or two before it settles at the note rate. It can be a helpful bridge if you expect your income to grow or hope to refinance later, though refinancing is never guaranteed. In many cases the upfront cost is covered by a seller or builder credit rather than out of your pocket, which is worth asking about when you negotiate.
Permanent buydowns
