How he approaches a DSCR file
DSCR is not one product. Every lender sets its own minimum ratio, down payment, credit, and short-term-rental rules. Benson’s approach is to understand the property and the investor’s goal first, then find the program that fits, rather than forcing the file onto one lender’s shelf. On a California deal, that includes checking how the property’s reassessed taxes and any Mello-Roos affect the ratio before anyone relies on a number.
