Do I need a jumbo loan to buy in the San Gabriel Valley?
It depends on your loan amount rather than the city itself. If your loan exceeds the conforming limit for Los Angeles County, which is set annually and should be confirmed at the time you buy, you move into jumbo financing. In much of the San Gabriel Valley, particularly Arcadia, San Marino, and parts of Pasadena, price points commonly push buyers into jumbo territory. Jumbo loans generally carry stricter requirements around credit, reserves, and down payment, so it is worth knowing which side of the limit you are on before you make an offer.
I own a business in the SGV and my tax returns look small. Can I still buy?
Often yes. This is one of the most common situations we see in the San Gabriel Valley. If your write-offs make your net income look smaller than what your business actually produces, conventional financing may not reflect your real capacity. Bank statement loans qualify you on deposits, profit and loss only programs use a P&L prepared for your business, and 1099 programs use that income directly. These are non-QM loans, so terms differ from conventional financing and requirements vary meaningfully between lenders, which is the main argument for shopping rather than applying in one place.
