Do I need a jumbo loan to buy in Orange County?
Often, yes, depending on your loan amount. Conforming loan limits for Orange County are set annually and should be confirmed at the time you buy. Because prices across much of Orange County sit above those limits, a large share of buyers here end up in jumbo financing. Jumbo loans generally carry stricter requirements around credit, cash reserves, and down payment than conforming loans, and pricing varies more between lenders. Knowing which side of the limit your loan falls on before you write an offer changes how you prepare and, sometimes, which homes you should be looking at.
How much do HOA dues and Mello-Roos affect what I can afford in Orange County?
More than most buyers expect. In newer Orange County communities, particularly master planned areas, HOA dues and Mello-Roos special assessments can add several hundred dollars a month or more. Lenders count both as part of your housing expense when calculating what you qualify for, which means two homes at the same list price can qualify very differently. Before you fall in love with a property, it is worth pulling the actual dues and any special assessment for that specific address rather than estimating.
Can I buy in Orange County if I am self employed?
Yes, and it is common here. Orange County has a high concentration of business owners and independent professionals whose tax returns understate what they actually earn after write-offs. Conventional financing uses those returns, which can produce a disappointing answer. Bank statement loans qualify you on deposits instead, profit and loss only programs use a prepared P&L, and 1099 programs use that income directly. These are non-QM loans and requirements vary meaningfully by lender, which is exactly why working with a broker matters in this market.
