A pre-approval sellers actually take seriously.
Shopping without a real pre-approval is guessing. We will review your numbers and get you a letter, often the same day, so you know your budget and your offer carries weight.
Three levels, and why it matters.
The word “pre-approval” gets used loosely. Here is the honest version so you know what you are actually holding.
Pre-qualification
A quick estimate based on what you tell us, nothing verified. Fine for a ballpark, but sellers do not weight it heavily.
Pre-approval
We verify your credit, income, and assets and issue a letter for a specific amount. This is what most buyers should carry.
Underwritten (TBD) approval
Your file is underwritten before you find a home. In a competitive situation, this can make your offer look almost like cash.
Fast, and you always know where you stand.
1. Share your basics
A short form and a quick call. No credit pull to start the conversation.
2. Upload securely
Pay stubs or business income, bank statements, and ID, all by secure upload. Nothing sits in an inbox.
3. Get your letter
Often the same or next business day, with a clear number you can shop against.
About pre-approval.
What is the difference between pre-qualification and pre-approval?
Pre-qualification is a quick estimate based on information you state, without verification. Pre-approval is stronger: a lender reviews your credit, income, and assets and issues a letter for a specific amount. In competitive California markets, sellers and listing agents generally take pre-approvals seriously and set pre-qualifications aside. If you are actively shopping, a pre-approval is the one worth having. It also tells you the price range you can truly work in before you fall for a home outside it.
How long does a pre-approval take?
Often the same day or the next business day once we have your documents, which typically include recent pay stubs or business income documentation, bank statements, and authorization to check credit. Because our team works remotely, you upload securely and we do not wait on anyone being at a desk. A more thorough underwritten pre-approval takes a bit longer but makes your offer significantly stronger.
Does a pre-approval guarantee my loan?
No. A pre-approval reflects your qualification based on the information reviewed at that time, and it is not a commitment to lend. Final approval depends on a complete application, the specific property, an appraisal, and conditions being met. That said, a well-prepared pre-approval, especially an underwritten one, carries real weight because most of the review is already done.
How long is a pre-approval letter good for?
Usually 60 to 90 days, because credit reports and income documentation age out and rates move. If your search runs longer, the letter can generally be refreshed with updated documents. If your financial situation changes meaningfully during your search, tell us, because it can change what you qualify for.
